  • We keep all property data, including insurance details, copy leases and specifications for your perusal We show real-time building accounts detailing arrears, payments made and money held on account.

  • We instruct our Solicitors who progress the process of legal recovery pursued through the courts of those who do not pay their bills in the minimum possible timescales.

  • Our approval processes for non-recurring expenditure allows budgetary control of your block’s expenditure.

  • We are engaged by the freeholder, Right to Manage company or by a collective of lessees, to enforce the lease contract which you have signed when you purchased your leasehold property.

  • We therefore collect payments from every lessee, as they are required under the lease.

  • We administer accounts or engage an accountant to do so, where necessary.

  • We enforce covenants where these have been breached and ensure compliance with applicable laws.

  • We engage contractors to perform maintenance to the properties as required by the lease..

  • We arrange insurance and deal with claims or engage a broker to do so where required.

  • Our approach to management is to set up all the maintenance contracts that you have requested and to administer contracts to ensure that emergency works (those that are not planned) are either dealt with by insurance or from available contingency funds. 

  • Planned works are arranged by us following your approval and are dealt with by specialist architects and surveyors.

  • We charge our own fees in a clear way on our statements.e are completely impartial of any freeholder or third party.

 

 

 

Site visits:

 

Zenith Property Management Services Ltd is aware of the importance of both site visits to the relevant block of flats or residential estate and our attendance at meetings. We endeavour to visit and inspect each block or estate under our management on a regular basis and make assessments for any repairs or maintenance that may be required. We also ensure that routine maintenance and upkeep of the common parts is carried out to a satisfactory standard.

Contractors engaged by us for communal services are independent, and are selected based upon their quality of service and value for money, with both of these being reviewed regularly. ZPMS Ltd has built up a range of service providers who we can trust and rely upon, through our experience as managing agents. However, we look to utilise local trades-people. Maintenance includes Gardening -grounds maintenance - Cleaning - Electrical and plumbing services - Building maintenance, repairs and decorating.

Book Keeping, Accounting and Administrative Duties
 

Zenith Property Management Services Ltd ensures that all aspects of accounts are professionally and accurately maintained - from simple statements through to the production of income and expenditure statements. This enables us to provide our clients with property management reports and residents with accurate statements.

 

All transactions are omputerised to keep administration simple. This helps provide our accountants with a straightforward task of reconciling figures at year end. We provide our clients with financial accounts as this keeps the end of year accountancy fees to a minimum. ZPMS Ltd addresess all issues relating to the block or estate and progress reports will be made regularly to our clients. Strategies and policies is discussed to ensure that all parties are aware of actions which ZPMS Ltd is authorised to take on their behalf including Out of Hour services.

Service Charge Budgets

 

Zenith Property Management Services Ltd will help determine the draft service charge budget for approval and will continue to monitor expenditure against budget throughout the financial year. Analysis of the component parts of the budget will give a better idea of where greater efficiencies can be achieved or where other changes need to be made. The development of a planned maintenance programme for a block or estate is essential to understanding the long-term costs likely to arise in connection with the buildings. Projections of costs are then drawn up and the relevant reserves can be included within the budget if appropriate.m a paragraph.

Major Works and Insurance

 

Zenith Property Management Services Ltd will assist in organising all major repairs and redecoration projects which are necessary from time to time to keep the property in a good state of repair.

 

ZPML Ltd will ensure that competitive quotations are obtained for insurance cover. The levels of cover offered for the property are carefully scrutinised to ensure that they are sufficient. A certificate of insurance is available to each property owner upon request. All claims under the insurance policy are processed promptly and passed to the insurers for action.
